Terms and Conditions

Booking Window

Guests are encouraged to make booking requests at least 30 days in advance to secure preferred dates. Requests made with less than 30 days’ notice may be accepted subject to availability but are not guaranteed. Last‑minute bookings are possible if villas are available; priority is given to guests who book earlier. Guests should contact our management team directly to check availability and confirm reservations.

Rescheduling Policy

Guests may reschedule their confirmed booking free of charge if notice is given at least 14 days before the arrival date, subject to availability. Requests made with less than 14 days’ notice may be accepted at the host’s discretion, depending on villa availability.

Redemption Rules

• Nights redeemed in blocks of 5+ nights.
• Blackout dates include New Year, Songkran, and major Thai holidays unless otherwise agreed.
• Vouchers must be redeemed before expiry unless otherwise agreed in writing.

Buy‑back Guarantee

Guarantee: The host will buy back unused voucher nights at 6,000 THB per unused night if the buy‑back request is submitted within 3 years of the voucher purchase date.

Eligibility: Only unused nights are eligible. Partial redemptions reduce the remaining eligible nights. Vouchers voided for breach of terms are not eligible.

How to claim: Submit a written buy‑back request to the management team including voucher number, purchaser name, contact details, number of unused nights, and proof of purchase. The host may request additional documentation to verify the claim.

Processing: Valid claims will be processed within 30 days of receipt of all required documentation. Refunds are issued to the original purchaser’s payment method unless otherwise agreed. Transaction fees are absorbed by Thepprasit Cosy so the purchaser receives the full buy‑back amount.

Exceptions: Buy‑back does not apply if the voucher has been voided for breach of terms or if the host has not received written notice of a transfer when the claimant is not the original purchaser. The host reserves the right to refuse claims that appear fraudulent or incomplete.

Transferability

The voucher may be transferred to family members or friends, provided the host receives written notice of the transfer. Even if the voucher is transferred, the original purchaser remains legally responsible for ensuring that all terms and conditions of the voucher are followed.

Limited Offer

This offer is strictly limited to 10 slots in total. The special rate is exclusive and will not be available on any booking channel. The offer will close immediately once all 10 slots are filled. No extension period will be granted.

Cancellation Policy

• Within 30 days of purchase: Full refund. Thepprasit Cosy absorbs transaction fees so guests receive the full amount paid.
• After 30 days but before redemption: 50% refund. Thepprasit Cosy absorbs transaction fees.
• After redemption begins: Once voucher nights have been redeemed, cancellations are no longer possible.

Guest Assurance: We cover transaction fees so you always receive the full refund amount where refunds apply.

Host Rights

To protect the comfort of all guests, vouchers must be redeemed in line with the agreed terms. If terms are not followed, the host reserves the right to adjust or decline redemption. In case of property closure, host will provide equivalent accommodation or refund.

Force Majeure

In rare cases of events beyond our control (such as natural disasters or government restrictions), we will work with guests to provide equivalent accommodation or a fair solution.

Dispute Resolution

If any disagreement arises, both parties agree to first seek a friendly resolution through mediation before considering formal legal steps.

• Credit Card / PayPal: A secure PayPal link will be provided in the confirmation email.
• Bank Transfer: Account details will be shared securely after booking confirmation.
• Western Union: Recipient details will be provided securely.
• Crypto: Wallet address and QR code will be provided securely; guests must supply the transaction hash as proof of payment. Only exchange transfers are accepted. No P2P transfers will be processed.

Note: Full payment instructions are sent securely after booking confirmation. Please reference your Voucher ID in all payments to ensure proper tracking.

Governing Law and Investor Clauses

This agreement is governed by the laws of Thailand. Any disputes arising from this agreement shall be resolved under the jurisdiction of Pattaya courts.

Financial Transparency: All vouchers and invoices are issued under Thepprasit Cosy Co., Ltd., Company Registration No. 0205559017530, registered in Thailand. Guests receive both invoice and voucher as proof of entitlement.

Limited Liability: In the unlikely event of property closure, Thepprasit Cosy guarantees equivalent accommodation or refund. The program is capped at 10 vouchers total.
